Purchasing a property subject to building/pest inspection is pretty common place, but often doesn’t include electrical. Many older homes with attractive character have older mains with very limited options for modern living. Major upgrades to old switchboards and other works may be necessary to accommodate the improvements you’d like to make, just knowing this and what the potential cost is will provide a better understanding of what you’re purchasing.

What A Pre-Purchase Inspection Covers

We will conduct a comprehensive assessment, which typically includes:

  • Wiring & Circuits: Checking for outdated, unsafe, or exposed wiring. 

  • Switchboard: Examining the main panel for proper function, capacity, and compliance with current standards. Installation of new appliances like heating/cooling/cooking may require updates prior to installation, we can advise accordingly.

  • Safety Switches & RCDs: Testing existing safety switches and checking for their presence on all circuits. 

  • Power Points & Lighting: Inspecting all outlets, switches, and light fixtures for proper function and safety. 

  • Fixed Appliances: Testing hot water systems, air conditioners and other built-in appliances. 

  • Smoke Alarms: Verifying their correct installation and functionality. 

  • Earthing System: Assessing the integrity of the earthing system to prevent electric shock. 

  • DIY Work: Identifying any illegal or unsafe amateur wiring. 

  • Report: A comprehensive report is provided, including photos, list of hazards or defects found, recommendations for necessary work along with quotations should you request them.
