Electrical Safety Check - Compliance For Rental properties - Bi-Annual - $250

Rental providers must ensure an electrical safety check of all electrical switchboards, wiring and fittings in the premises is conducted every two years by a licensed electrician. If requested, they must also provide the renter with the date of the most recent safety check, in writing.

The safety check must be conducted in accordance with section 4 of AS/NZS 3019:2022 “Electrical installations—Periodic assessment”.

If the safety check shows electrical repairs are needed to make the property safe, the rental provider should then engage a licensed electrician to do the repair work. A fixed quote can be provided for this.

What does the inspection cover?

  • Scope: The standard applies to low-voltage AC electrical installations, specifically those exceeding 50 V a.c. but not exceeding 1,000 V a.c. 

  • Purpose: To assess the safety of electrical installations through inspection and testing to ensure they are safe for ongoing use and to prevent electric shock, burns, and electrically-initiated fires. 

  • Assessment Types: It provides for different levels of assessment, including basic visual inspection, detailed visual and limited testing, and detailed visual and full extensive testing.

    The standard outlines assessment criteria for switchboards, wiring, and fittings, and requires detailed reporting of any identified deficiencies.
